On 19 Dec 1944 Napthali Ernest Davis of 27 North Street, Brighton, gent leased the property to Emil Mack of 73 George Street from 25 Dec 1944 until the end of the war, and thence for 10 years, paying annually £78 during the war, £100 for the first and £110 for the second five-year period of the term. The tenancy was assigned to Sidney Harold Marsh of 195 Kingsland Road, Shoreditch for £1500 on 13 Jan 1947, to Ethel May Eley of 35 Cookham Road Maidenhead for £1450 on 22 July 1947 and to William Osbert Whittick MBE of 32 Chesterfield House, Mayfair esq for £1650 on 22 Oct 1948; a covenant which had been included in the assignment to Marsh for the protection of Emil Mack's business at 73 George Street was released by Margaret Mack of 20 Marine Parade, Brighton on 21 July 1949 (1-11)

 

The lease was assigned to Joyce Evelyn Downing, wife of Harry Bowles Downing of 6 Balmoral Road Bristol, and Lilian Mabel Arthur, wife of Ernest Arthur of 8 Hunters Way Filton Bristol for £2500 on 12 Jan 1950; the shop, formerly known as the Gainsborough Lady Snack Bar, was now called the George Cafe. Mrs Arthur, the tenant, released her interest to Mrs Downing, then of 43 Brunswick Square Hove, on 26 July 1950 and on 22 July 1955 N E Davis, described as a jeweller, granted a new 14-year term to Mrs Downing at £300. On 2 Nov 1956 licence to assign the lease to Margaret Grace Cooke of 3 Hangleton Gardens Hove, and to convert the cafe into a greengrocer's shop, was granted by N E Davis; a site plan and plan of the proposed new shopfront is included with the licence (12-16)
