William Essex, Watford, and John Eve, of the same place, smith, to John Newbury Esq, John Snelle, London, fishmonger, Master William Waryn, schoolmaster, Thomas West, John Hewes, Mathew Adam, John Peersson, Robert Hole, John Gledell, Robert Hach senior, Harrow, John Downer junior, of the same place, William Cok, John Marchell, and William Manston senior, Watford Corner house between the tenement sometime of John Swetman, recently of William Kyng and now of John Palmer on the north, and land of John Wodeward recently of Richard Philip and land belonging to the College called Martynhalle in the University of Oxford on the west, and the king's highway on the east; which they recently had together with John Maister, Watford, yeoman, and William Songar of the same place, deceased, by the feoffment of John Yardlee, Watford, and William Rothelee, Dartford, Kent

Endorsed with the will of William Smeth Esq, leaving the "within-written messuage" to his wife, Elizabeth and thereafter to the "within written" his feoffees Tag slit up with one red seal on each piece: left hand seal, impression fair, device - (?) Virgin Mary, standing under a carved canopy; right hand seal, impression good, device - an ear of corn and initial R]
