Mansion house heretofore in the possession of Edward Carlton, afterwards of Sir John Fellowes, Edward Fellowes and Coulson Fellowes, esqs., afterwards of Philip, Earl of Hardwick, then of William Mitchell, esq., then of Sir George Amyand and afterwards of Thomas Walpole, built by Edward Carlton in or near the place where formerly stood the Manor House or Old Farm; 3 acres of land being two closes called Spring Close & Chalk Hill; ½ acre piece of ground heretofore a close of pasture plant with walnut trees, called Rooms; piece of ground heretofore a close planted with plum trees, called the Little Pightle (Spring Close, Chalk Hill, Rooms and the Little Pightle being part of the enclosed ground now or heretofore called The Grove Wilderness or Spring); 2 closes of pasture containing 6 acres, the west part called Birch Close, the north part enclosed and formerly called the New Orchard, and part thereof enclosed within the wall of the garden one 3 acre close called Amesearth or Amme's Acre; one 1 acre close on the west side of the barns; 2 acre piece of ground called Craddocks, 2 acre close called Stockbridge Orchard, and piece of land adjoining whereon a barn formerly stood, and one rood of land in Carshalton opposite to the pond; piece of ground of 1½ acres heretofore called Woods Orchards with all the buildings thereon; piece of ground, formerly a highway from Carshalton through the Common Fields Gate of Carshalton to Banstead Downs, enclosed by Sir John Fellowes; pond of 1 acre adjoining on the south and west to part of the said Grove Wilderness or Spring and on the east side on the way to the church; all these pieces of land lying together bounded on the east by West Street, on the west by part of the Common field called the West Hill, on the south of the road from the church to the Common Field Gate, and on the south west by Patters Lane

 

Also a close of more than 3 acres, heretofore called Home Close, now called the Three Corner Close; close of more than 4 acres called Coulsdon; 2 close lying together called Sandhills, one c. 4 acres, the other c. 6 acres

 

With covenant to surrender same property as in (6). And assignment of a lease of a piece of land in Arms Ash Furlong near the road leading from Carshalton to Sutton
