Consideration £1.10s. to John Phillips without deduction (income tax alone excepted) in two equal half yearly payments on 25 March and 29 September in each year. Agreement to let to Tipton for one year and from henceforth from year to year, determined at six months notice, a piece of land called Hudson's Garden at Winsley in the parish of Westbury, ½ acre 11 perches more or less subject to the conditions that Tipton shall not break up the land unless he first ontains consent in writing, or underlet it, and shall expend upon it at least one waggon load of manure, and shall keep the fences in good order.
