Description:

By Susan Bowyer of Westmill, widow, and Calvert Bowyer of the same, gentleman (her eldest son and heir), to William Calvert of Turnex Pelham, Esquire, of ---

 

The premises described in the preceding deed, but with the following variation and additions:-

 

(i) "The Capitall Messuage or Tenement commonly called Coles";

 

(vi) "Anchor pightle";

 

(xv) "All that piece of land whereon a barne & other edifices late stood but are now pulled downe removed & new erected again neare to the said messuage called Coles";

 

(xi) A croft or field of land and pasture heretofore 3 parts called Theobalds, Rice Croft 9 Masters Pightle cont: 6 acres, lying next the highway leading from Hackney Gapp towards Tillers End on the E, and next the land belonging to the Manor of Masters on the S, and next Jones Field on the W;

 

(xxv) A parcel of land cont: 2 acres lying in a Common Field called Long Lilly, next the land of Willm Ansell on N & W, and a close late of Michael More & now of Wm Ansell E;

 

(xxvi) ½ acre in Albury Field, abutting W on the Highway leading from Westmill towards Puckeridge;

 

(xxvii) 1 rood in High Field, next the Highway from Tillers End to Westmill Church W, & the land of the Manor of Masters N;

 

(xxviii) 3 acres in a Common Field called Seares Ley, abutting S on a lane leading from Tillers End to Masters;

 

(xxix) A parcel of meadow lying in a Common Mead called Low Mead cont. 1 acre 3 roods;

 

(xxx) A croft called Smiths Croft cont: 2 acres, lying by the highway leading from Tillers End towards a place called Nasty, one head thereof abutting upon Westmill Parsonage towards the E, the other on land of Wm Ansell W.

 

All which premises are in the occupations of the said Calvert Bowyer, Thos Aldridge & Abraham Clarke.

 

Note: It is difficult to ascertain whether the properties described in these two deeds of 1685 and 1706 are absolutely identical, eg lots (xxv) - (xxx) may be the same or nearly the same properties as those included in (xvii) of the earlier of the deeds.

 

The said premises are conveyed to the said Wm Calvert in trust however for Calvert Bowyer and his heirs.

 

Signatures of all three parties, and fine armorial seals of Susanna & Calvert Bowyer (identical) and of Wm. Calvert

 

Annexed to the Release: Indenture of final Concord between the parties, in which the property is officially described (according to the method employed in the Court of Common Pleas) as follows -

 

"2 messuages, 50 acres of [arable] land, 12 acres of meadow, 15 acres of pasture, in Westmill."

 

The conveyance is made by Susan Bowyer to her Son in consideration of "natural love"
