Epitome of title relating to freehold property known as land at Wilbury Farm/ Arlesey Rd. Junction at Arlesey comprising examined certified copy conveyances etc. including: Conveyance and assignment from William (15 Dec 1958) Wallace to Alexander Wallace (see /1) of:

(a) parcels of land in Ickleford, Holwell, Norton and Walsworth (Herts) and Arlesey and Stotfold (Beds) known as Cadwell Farm together with (inter alia) right and interest in the bed of the River Hiz so far as the land hereby conveyed abuts thereon (which right extends in part to the whole of the bed of the said River) and subject (as to that part of the land being formerly copyhold of the Manor of Hitchin Portman and Foreign) to such rights as may be preserved to the Lord of the said Manor by statute.

(b) parcel of land in Hitchin being part of a close called 'Willowshott' being part of land as conveyed to WW/AW by the personal representatives of Theodore Ransom deceased by a deed dated 23 Sep 1933 and forming part of Cadwell Farm.

(c) parcel of land at Cadwell in the parish of Holwell together with cottages and other buildings erected thereon comprising the greater part of land as in /1(h) and forming part of Cadwell Farm with/subject to rights reserved in a conveyance of 1955 of the lesser part of the land as in /1(h).

(d) parcels of land in Holwell and Arlesey forming part of Cadwell Farm being land as in /1(f).

(e) parcels of land in Arlesey known as Wilbury Farm being land as in /1(c) and (d) subject to a drainage easement in a deed of 1922.

(f) parcel of land in Arlesey being land as in /1(e) in the occupation of [ ] Wilson.

(g) parcels of land in Hitchin abutting on the N.E. side of Woolgrove Road with dwellinghouses thereon known as 45/46 Woolgrove Road being the N.W. part of land conveyed from Wilberforce Onslow Times and Francis Wellesley Dobbs to WW/AW by a deed dated 16 Mar 1937 and all the land conveyed from Bury Field Estates Ltd. to WW/AW by a deed of the same date.

(h) parcel of land at Hitchin on the S. side of Benslow Lane with the messuage or tenement erected thereon and known as 37 Benslow Lane being land conveyed to WW/AW by Edwin Swannell by a deed dated 15 Dec 1955.

(j) parcels of land at Hitchin on the E. side of and adjoining Florence Street together with the two cottages or tenements standing thereon and known as 1/3 Andersons Row/Florence St. comprising part of land as in /1(h) together with/subject to rights reserved in conveyances of 2/4 Andersons Row in 1954 and 1957 respectively. (k) 2 parcels of land in Arlesey containing 9a. 2r. 21p. and 7a. 0r. 23p. being land conveyed to WW/AW by Bury Estates Ltd. by a deed dated 17 Jan 1958 (see also /1(a)-(b)). Hitchin, married woman, and Elizabeth Ursula Hunter of 26 Wymondley Rd.,Hitchin, widow, of farmlands and farms with the farm buildings, house and cottages thereon known as Cadwell Farm in the parishes of Ickleford, Holwell, Norton and Walsworth (Herts.) and Arlesey and Stotfold (Beds.) containing together 527.752 acs. [524.157 acs. in recital in the following deed] with all the donor's estate and interest in the bed of the River Hiz and subject to scheduled rights, leases etc. (many as mentioned in the above conveyance). Deed of partition of Cadwell and Wilbury (20 Jul 1981) Farms between IJH, EUH and Wallace Farms Ltd.

Recites (inter alia) above deed and conveyance dated 17 May 1965 from Ethel Violet Chamberlain to IJH/EUH of Holwell O.S. 26 and 26a (bungalow near Cadwell Farm, Ickleford with outbuildings, garden and land). Operative part comprises partition/conveyance of the majority of the property (entrusted for sale in 1964/5) as follows viz. allotment to IJH in severalty of farmlands and farms with the farm buildings and houses thereon in Holwell (O.S.39), Arlesey (O.S. 2, 5, 7-11, 13-16, 19, 19b, 37-38, 40 and part 46) (23.767)) and Stotfold (O.S.4) amounting to 277.966a.; and allotment to EUH in severalty of farmlands and farms with the farm buildings, house and bungalow thereon in Ickleford (O.S. 156), Holwell (O.S. 1-4, 9-10, 12-13, 16, 17, part 18, 19, 23-24, 26, 26a, 27-30, 32-36 and 39), Arlesey (O.S. 8a), Letchworth formerly Norton (O.S.493) and Hitchin Urban formerly Walsworth (O.S. 12 and part 13) amounting to 248.974a. together with the estate and interest of the trustees in the bed of the River Hiz.
