Note

 

These deeds relate to the mills and land in Wooburn (unless otherwise stated) which were joined to form the Lower Glory Mills Estate owned by the Collingwood family. In this period the mills were known as "Fellows Mills". Samuel Collingwood purchased the estate in two halves, in 1828 from James Pegg a bankrupt (D/186/80-2) and in 1838 from the Barnett family (D/186/86-7). The collection shows how each half was built up over a period of some years. The deeds are arranged chronologically but the different pieces of property are cross referenced. Not all the property mentioned came to be part of the final estate.

 

The donor's notes on the documents will be found as no 101. Her notes on the Collingwood family which contain information not found in the documents, are reproduced on the following pages.

Administrative / biographical background:

SUMMARY OF THE HISTORY OF LOWER GLORY MILLS WHILE IN THE OWNERSHIP OF THE COLLINGWOOD FAMILY FROM DECEMBER 1828 BASED ON ORIGINAL DOCUMENTS

 

13.12.1828 (see D/186/80-2) Samuel Collingwood of Oxford, (the Printer) bought his Wooburn Estate from James Pegg & others. James Pegg was a paper maker who had married Elizabeth, daughter of William Fellows, the Elder, also a paper maker. Elizabeth inherited a part share & James Pegg inherited this from her on her death. He also purchased the interest of Elizabeth's brothers & sisters & had to mortgage the property to pay them. This burden eventually bankrupted him, leading to the opportunity for Samuel to acquire the property. Samuel bought in the mortgages which he seems to have assigned to Joseph Parker & the Rev John Hill of St. Edmonds Hall, Oxford who were the Executors of his Will, in trust for his (Samuel's) estate.

 

1.1.1830 (see D/186/84) Samuel made a lease for the term of 7 yrs. of the Lower Glory Mills & associated property to Charles Venables & John Collingwood (his son and heir) described as "paper maker" & said to be in partnership with Charles Venables. The front of the documents bears a declaration dated 3.11.1830 by Charles Venables stating that on the dissolution of the partnership, he assumed responsibility for the due performance of the lease. The lease actually began from 24.6.1829. There is a good brief description of the property leased in this document.

 

15.10.1838 (see D/186/86-7) Samuel Collingwood acquires cottages at Wooburn Green from George Barnett & others. (includes map of Wooburn)

 

25.11.1839 (see D/186/90-1) Samuel Collingwood acquires 2 parcels of land from William Butler & Sarah Hare

 

1.1.1841 Samuel Collingwood died & he is survived by his 4th wife & 4 of his 18 children

 

12.7.1848 Ann Jemima Samuel's widow dies

 

25.11.1849 (see D/186/93) Samuel's trustees put up the Wooburn Estate for auction in accordance with terms of his will

 

31.12.1849 (see D/186/94) The Wooburn Estate is conveyed by the Trustees of Samuel the Printer's Will to Samuel Collingwood the Architect, (nephew & son in law), the highest bidder at the auction. The conveyance specifies that Frances Collingwood (daughter of Printer & wife of Architect) shall have no interest in the property during her husband's life, and differentiates it from the property she received as dowry (?) & on the death of her father. There are complicated arrangements to ensure that whatever happened to Samuel's property otherwise during his lifetime, this property will be available at his death to provide for his wife Frances's annuity (and the balance for his 6 sons under the terms of his Will. He does this by assigning the property in trust to John Christian Deedy for the benefit of his Executors in case of the forfeiture or other loss of property.

 

22.3.1852 Samuel Collingwood the Architect dies.

 

20.10.1854 (see D/186/95) Frances Collingwood now the widow of Samuel Executors & her sons William & Samuel, as of Samuel's Will, lease the Wooburn Estate, with option to purchase for £7500 either during the term or on Frances's death to William McMurray, a stationer in Cheapside, London who evidently had leased it before from Samuel & was in occupation at the time this lease was concluded. The document contains a detailed description of the house, mill & fixtures

 

22.6.1855 On the back of the above document is an agreement by William McMurray to surrender the property and cancel his right to purchase, in consideration of the payment to him by the lessors of £1000.

 

On the lease are written in pencil notes which appear to be in preparation of a new lease of 21 years to Samuel Healey from some date in 1862

 

25.6.1858 In letter from Cuthbert to his mother written in Liverpool:- I'm glad you got down to Wooburn .... I see the question of the paper duty is strongly agitated in Parliament & I hope its days are now limited, & its repeal will make us rich, but first I suppose it will turn everything into gold at Wooburn & Alfred & Louisa will be the first to benefit by it. Give my love to them & tell them I wish it may happen speedily"

 

31.3.1865 see D/186/96 and 99-100 Frances Collingwood & her sons William & Samuel as Executors of the Architect's Will & the other 4 in their own interests lease the Wooburn Green Cottages, a lodge & several parcels of land to William Morris of Wooburn, a dealer for term of 17 yrs from Christmas 1864. The counterpart copy of this lease, bearing signatures of Collingwood parties, also bears a deed of surrender dated 16.3.1869 by James Young (to whom Morris the lease on 20.10.1865) he was the publican of the Bell Inn Wooburn & it appears that he fell into arrears & the Collingwoods secured judgment against him for £46 at about the time of Frances's death, whereupon they accepted cancellation of the debt in return for termination of the lease.

 

31.3.1865 (see D/186/97) The original & counterpart lease of the main house, mill, lodge & associated land by Frances & her sons for 7 yrs. from Xmas 1864 to James W. Gilliard. Contains a map & schedule detailing premises. Mentions property as being previously occupied by Samuel Healey, (see above mention of Healey). The lease to him evidently occurred but documents missing.

 

11.4.1865 (See D/186/98) William Morris leased "Taylor's Meadow" one of the parcels of land he leased from Collingwoods under D/186/96, to James W. Gilliard for 7 years less one week from Xmas 1864
