Lessee: John Soper of Plymouth gent.

Premises: reversion, on deaths of Bevill Bastard of Norton, Churchstow, gent. and Elizabeth his wife, of capital messuage or farmhouse called Norton Farmhouse, with orchards, gardens, yards etc., closes called higher Hayes, Tong park, West park, Sempark, Lower will park alias Higher Redfords, Norton Ball (now divided), one close (now divided) called Lowerhayes and Broomhill, Great, Middle and Litle Furse(y) Closes, pasture grounds called Bickley grounds and East pasture, in the tenure of Bevill Bastard, with gross timber for repairs, firebote, hedgebote, stakebote, reserving mines and quarries.

 

Life: Sampson son of Bevill Bastard.

 

Rent £14, heriot best beast or £6 13s. 4d., paying 40s. as an increase or over rent for every acre of Hayes Meadow and Long Meadow broken up for tillage, more detailed repair clause than usual; to collect rents, perquisites of court and other profits of Churchstow Manor, make payment to Lord Petre's receiver within one month of collection and make an annual account of the same to Lord Petre's auditor, to provide twice annually for Lord Petre's officers at the farm of Norton meat drink and lodging and for their horses hay, provender, litter and stable room for 3 days and 3 nights every half year, to grind at the lord's mills in Kingsbridge, to plant 3 oak, ash or elm trees annually or forfeit 3s. 4d. for every tree, to live 9 months at least in every year on the premises.
