A collection of deeds, mainly leases, of borough property, though including other types, such as those dealing with the Windsor and Eton water supply. With the exception of five medieval deeds, 1309-1376, and two related deeds of the sixteenth century (ref WI/AT1/463-469), theses date from 1603 to 1874

 

Although originally arranged in several bundles, the deeds are now stored, and must be ordered, as individual units

 

A detailed calendar of the deeds is available in the Record Office. It was prepared between 1958 and 1961 by the late Shelagh Bond, MA, FRHistS, Hon. Archivist to the Dean and Canons of Windsor, at the request of the then Town Clerk

 

Unfortunately the only copy available is a photocopy of a poor quality carbon copy, and is too indistinct for transcription for A2A. However what is given here is an introductory note and the topographical summary

 

Introduction

 

The deeds comprised, when examined in 1958, 18 original bundles containing some 359 deeds, together with 115 loose deeds, stored in two large black deed boxes in the Kipling Memorial Building, Windsor. The loose deeds were subsequently grouped for convenience into six further bundles

 

The bulk of the deeds are leases, dating (with the exception of the 7 earliest, AT1/463-469) from 1603 to 1874. It seems clear that from at least the end of seventeenth century surrendered leases were put into a bundle at the end of each decade, and as can been seen from the list below, the deeds are so preserved with few exceptions from 1700 to 1830. There is a separate bundle, 1697-1858, relating to water supply property

There are three types of property involved in the leases proper

 

(1) encroachments on to the street, usually strips of land

 

(2) vaults and cellars under the street, usually separate from the houses behind

 

(3) urban and country property, mainly in Windsor, but some in Bray, Winkfield, etc

 

The calendar is arranged in numerical order, the order in which the documents themselves are still preserved. However, for any clear understanding of the properties, a catalogue raisonne, or topographical summary, is essential, and this been attempted, with a brief note at the head of each group of properties relating to the deeds. For the purposes of this exercise the deeds have been grouped as follows

It is important to realise that there are also Lease Books (WI/AT2/1-4) containing transcripts of many of the borough leases, 1658-1933, but not all the leases were copied in, especially during the earlier period. Finally, there are the valuable plans of property owned by the borough, comprising one volume 1793-1835, and one bundle of 28 loose plans, 1736-1887 (WI/AT3/1,2)

(b) On south of (a) the messuage called the Old Town Hall or Prison House, between Fish Street and Priest Street, and abutting on John Clarke's new house (formerly Devil's Tavern), on North and Coach and Horses on South. By 1724 it was partly pulled down in order to be rebuilt. By 1746 the prisoners were kept in the Eastern part, and three messuage were built in Fish Street on part of the site. They contained 47' 1" by Fish Street, 31' 8" at N, and 31' 8" at S. and 47' 1" at back. By 1794 these three were leased separately, forming Nos 1, 2, 3, Church Street

4. MARKET AFFAIRS, 1650-1824

 

(a) Tolls of all grain and corn of Windsor Market, with duty of cleaning and sweeping the market house (this is in 1672, before present Guildhall), and market place, place under market house to be repaired, and ground next to the market house to be levelled, from each end down to the gutter between the highway and the other side of the gutter abutting on the Bell (in 1726 the Bell and Castle Inns)

IV. CASTLE DITCH: HIGH STREET

 

1. CASTLE DITCH, 1622-1825

 

In the Windsor Borough Book of Plans (AT3/1) is a plan of the Castle Ditch taken in 1791 and a book of reference with it, giving the number of each house on the plan, the occupiers, the proprietors and lessees in 1791, the owners, the leaseholders in 1720, and general particulars and remarks, 1807. The numbering of the houses in this plan is followed in the notes which follow, and this elucidates problems of division of houses into two, or the reduction of two to one

 

There were 50 houses in the Ditch, running from Henry VIII's Gateway to the Hundred Steps. Of these the first 17 (starting from the Gateway) and the last two were leased from the Mayor and Corporation. The last two were formerly one, and formed the Manor House of Underore. For their leases, see section VI. 1 (a)

 

(a) House 1. Piece of waste ground to build a house on, in 1622, which was built by 1672, by the foot of the bridge of the outer gate of the Castle. In 1672 it measured 15' long by 9' deep. In 1704, including waste ground adjoining, it measured 24' by the Castle wall, 14½' in front and 12' deep. A vault in front was dug in 1708, measuring 16' long and 12' wide. (b) House 2. Described as a messuage used for a bakehouse in 1666. By 1720 it was divided into two, the bakehouse being on the western part and the other half occupied by Joseph Gilman apothecary. Deeds: AT1/459, 154, 155, 371, 416

 

(c) House 3. Messuage, with joint use of well, divided into two by 1737
